The Springs Homes for Sale

The Springs is a group of gated pockets in eastern Weston built across a narrow window, roughly 1989 to 1994, when Arvida was still shaping the city.

Laguna Springs came first, in two phases at the end of the 1980s. Sunset Springs followed in 1991, then Bermuda Springs, an Arvida-built enclave of 206 single-family homes, in the early 1990s.

What buyers get wrong is treating The Springs as one price point. It is closer to a ladder: Laguna sits at the entry end with the smaller plans, Sunset carries the larger floor plans and the higher numbers, Bermuda falls between. Families move up inside the name without leaving it, which is why the same address can mean quite different houses.

Each pocket is separately gated and separately run, so dues and rules differ too. Schools do not: the whole of The Springs is zoned for Indian Trace Elementary, Tequesta Trace Middle and Cypress Bay High.
