Discover Emerald Estates
Three separate communities sit under this name. They share a corner of Weston and very little else - not one association, not one gate, not one set of dues. Here is what each actually is.
Emerald Estates is the largest of the three and the one most people mean. Gated single-family homes built through the late 1990s, spread across nine named pockets under a single association: Amber Bay, Diamond Cay, Diamond Lake, Ruby Cove, Turquoise Cove and four Sapphire streets. Because it is one association, those names are locations rather than separate communities - same board, same rules, same dues, whichever one a listing carries. A pool, fitness center and tot lot sit inside the gate, with a City of Weston neighborhood park just outside it.
Emerald Court - Opal Creek is a smaller single-family community dating to the mid-1990s, with its own gate and guard, and its own pool, fitness room and playground. It sits inside the same footprint but answers to a different association, so its dues and its rules have nothing to do with Emerald Estates’.
The Palms at Weston, registered as Weston 55 Plus, is age-restricted, and it is the one that catches buyers out. Around 380 homes in four-story condominium buildings and attached villas, the condos with terraces and the villas with two-car garages, built around a clubhouse with a heated pool and fitness center. Eligibility comes first here: this is a 55-plus community, which rules it in or out before anything else about it matters.
School assignments here are worth checking address by address rather than assuming from the community name. Send us one and we will confirm it.
