You will see a dozen names on listings here: Oak Ridge, Falcon Ridge, Heron Ridge, Lake Ridge, Pine Ridge and more. They are locations inside one community, under one maintenance association, behind the same gates. San Simeon sits inside the footprint too, with its own association, and it is the one section that is not gated.

What buyers get wrong: the name tells you where a home sits, not what it is. The Ridges holds townhomes, attached villas and detached single-family homes together, so a recent sale on one Ridge street is a weak guide to what a house on another is worth. Ask for comparables by product type, not by the name on the sign.

Schools here run Everglades Elementary, Falcon Cove Middle and Cypress Bay High, though assignments are worth confirming for the exact address. We can pull the right comparables before you choose a street.
